Arrivals/Departures
Accommodation is available after 4:00pm on the day of arrival and must be vacated by 10:00am on departure day.

Lodges
Lodges come complete with bed linen and duvets (except cot bedding). Please bring your own towels.
Electricity is by a coined meter which takes £1 coins. Kitchens are fully furnished with pots, pans, crockery cutlery and utensils. T.V. with Freeview and DVD player in all lodges

Capacity
Numbers staying must not exceed the stated maximum

Parking
In order to maintain a traffic free area, cars are allowed on the pathway adjacent to the lodges only to facilitate unloading and loading on Saturdays and must not be driven or parked on the grass. There is ample parking adjacent to reception.

Housekeeping
We ask that you leave your lodge in a clean & tidy condition. Lodges left in an unsatisfactory condition will be subject to additional charges.

Smoking
Smoking is NOT permitted in the lodges. If you do smoke in the lodges there is and additional £100 cleaning charge.

Dogs
Whilst dogs are welcome, in order not to cause annoyance to other visitors we ask that you keep your dogs under control (for example no excessive barking) and on a lead within the grounds at all times (except the exercise field). Dogs must be prevented from fouling the grounds (a waste bin is provided in the exercise field). Dogs must not be left alone in the property and owners must provide a sleeping basket, box or blanket. Dogs must not be allowed on the furniture or beds.

Damage
We ask that care is taken with the property. Accidental damage or breakages of a minor nature will not normally be charged for, but the occupiers will be liable for damage over approximately £10.

Barbecues
Guests staying in Woodlands Cottage are very welcome to use their own barbeque on the patio. Whilst we prefer guests in Lodges not to use barbeques due to the wooden buildings and surroundings, if you do wish to have a barbeque please adhere to the following points:

1. Place all barbeques on concrete paths away from the lodges and not on the grass or verandas
2. Ensure barbeques are fully extinguished before putting in the metal bin in the rubbish area.
DO NOT PLACE USED BARBEQUES IN PLASTIC BINS
3. Please be considerate to other guests when having a barbeque

Cancellations
If you cancel your holiday within the eight week period prior to the start date and we are successful in re-letting your accommodation, you will only forfeit the booking deposit. If we are unsuccessful, then you will be responsible for the full cost of the holiday. You may wish to take out independent holiday insurance cover to protect yourself against this risk. If you decide to leave your holiday accommodation early you will not be entitled to any refund.

Services
We are unable to accept liability for the interruption of electricity supplies or for the interruption or quality of water supplies

General
We cannot accept liability for injury sustained by any person or for the loss or damage to any property on the premises. If for any reason beyond the owners’ control, the property is not available on the date booked, all rent and charges paid in advance will be refunded in full. The client will have no further claim against the owners. Any complaint must be raised with the owners during your stay, complaints made after visitors departure cannot be considered
